Our Pre-Purchase Building Inspection includes the areas outlined below:

Interior

  • We examine all internal walls to ensure there are no signs of cracking, movement, dampness or general decay.
  • All ceilings are carefully inspected for signs of any external water leakage or seepage.
  • We ensure that all doors, windows & floors are fitted correctly.
  • All the wet areas, including kitchens, bathrooms, toilets and the laundry are carefully checked for evidence of leaking pipes, tile damage, excess moisture, mould and other signs of possible faulty waterproofing.

Roof Cavity

  • In this area, we specifically seek to ensure that the integrity of the overall structure is sound and that there are no water leaks, missing insulation materials, or any signs of safety hazards relating to electrical or lighting defects.

Subfloor

  • We consider the Subfloor to be arguably the most critical and important component of the building structure. We make every effort to access all areas within the subfloor to check for any signs of decay or fatigue to stumps, piers or footings. We check for dampness, and comment on whether there is adequate ventilation.

Exterior

  • We check to ensure that all external walls are straight and show no signs of wear, cracking or dampness. We verify that any decks, patios, balconies or verandas are not only sound but comply with relevant safety regulations and this will extend to include balustrades and rails. Our inspection will also include an examination of the electrical system to ensure that safety switches are installed. Finally, we will check the soundness of any external timber including doors, posts, and Windows.

External Roof

  • By climbing onto the roof structure, we can identify any damaged or broken tiles and also ensure that the roof is correctly secured. We will inspect flashings, guttering, downpipes, any chimney or flu structures, ridges, and valleys to ensure that they are all sound and secure. Whilst every effort is made to access the eternal roof, this is not always possible due to safety concerns.

Boundary Areas

  • We will ensure that there are no side drainage problems or underfloor retention both of which could contribute to rising damp on the main walls. We will also verify that any fencing, driveways or paths are in an adequate state of repair with the same conditions being applied to any outbuildings.
